Calgary Real Estate Market Reports

There is a definite sense of optimism in Calgary particularly in the detached luxury segment of the real estate market that is driven by a few compelling factors. What I am observing is many families moving to Calgary from other parts of the country for work and to raise their families. I am also seeing families with young children moving here from other countries to take advantage of our quality of life, school safety, proximity to the mountains and affordability. As well, a number of Calgarians are deciding to move up to their dream home made possible by large stock gains in their portfolios. All of this activity in the luxury (over $1.5M) segment of the market is contributing to a continuation of bidding wars for well priced properties. Last weekend I sold 2 inner city luxury homes for $2.8M each just a few days on the market and both were in bidding wars. The REMAX Canada spotlight on the 2026 Spring /Summer luxury market found Calgary had the fourth highest percentage year over year growth for luxury sales for the period of Jan1-April 30th in Canada.

The story in Calgary real estate this spring is the exceptional strength of the detached inner-city luxury market. Over the past 180 days, there have been 21 sales in the upper luxury segment, ranging from $3.5 million to $6.67 million, and all but five of those sales were in the inner city. Seven properties sold at or above asking price, with several going under contract in less than a week.

Economically, Calgary’s GDP is expected to grow at a faster pace than the rest of the country at 2.4% ( higher than the national average of 1.3%). Calgary Economic Development’s 2026 forecast attributes Calgary’s diversification particularly in the last 3 years for this increase.
